We often find things broken or malfunctioning -- burned-out lightbulbs, for example. But this is likely the result of previous occupants' failure to report, rather than poor maintenance. Maybe the most you could do is facilitate reporting.

The exteriors are needing deferred maintenance. The bar was not open due to no bartender. Some wine glasses were missing. Worn carpeting. Dated decor.
Updates. Use higher end accessories such dishwasher and coffee maker.

As an owner of two weeks the complex is in bad need of exterior maintenance, ie; paint, dry rot, stairs/railings, etc.
No TV Guide, instructions, literature
Two remotes-no instructions.
